Its a concern for whole world to save green belt to avoid green house effect, which has adverse effect on global warming and their drastic consequences.
Cutting down trees to fetch land to build home and use wood for construction is on exponential rise.
Every step to curb such demand has gone down by not meeting fulfillment to extent it thought of.
In light of such scenario, while paying property tax in Bangalore - India, I am really confused with ongoing process to receive property tax with different kind of properties.
I think it is most important to increase density of population per sqft of residential area to achieve less reduction in green belt, at least at slower pace. For same reason, staying in a multistory apartment should be encouraged by government by applying laws benefiting such population.
In contrast, government apply taxes psft rate for property tax of land or psft of built area for apartment. Similar is the case of property registration as well, registration charges are all same wether you register land or a high rise apartment flat which has 10 ft height of constraint living space instead of a land piece where you can construct at least more than one floor.
Further the land registration cost is on the vacant land's cost, while for apartment its on the constructed price. Truly unfair!..?
This is quite ridiculous propsition to make flat a not so good value proposition buy to propell reduction of land exploration.
